Project Details

The proposed luxury commercial building consists of a three-story reinforced concrete moment-resisting frame (MRF) structure, designed to provide optimal stability and resistance to lateral forces. The top deck features a striking 3.2-meter cantilevered pergola, enhancing both the aesthetic and functional aspects of the building.

With a maximum bay span of 9 meters and a floor height of 6.5 meters, the structural design ensures large, open spaces with efficient load distribution. An internal reinforced concrete shearwall is incorporated at the elevator core, enhancing the building’s lateral load resistance and overall structural integrity.

The structure has been meticulously designed to withstand a maximum wind speed of 166 kph, ensuring it remains secure even under high wind conditions. Additionally, the building is seismic-resistant, in compliance with the highest recorded local seismic activity levels and in full conformity with the Saudi Building Code, as well as applicable international codes. This ensures that the building is resilient to both wind and seismic forces, providing long-term safety and durability.
